High Rent Burdens Challenge Vancouver Tenants

The path to homeownership in Vancouver is increasingly out of reach for many renters. A new Royal LePage report reveals that 27% of renters in the city spend more than half of their income on rent, well above the national average of 16%. In British Columbia, 23% of renters spend up to 30% of their income on rent, while 42% spend between 31% and 50%.

Despite increased rental supply, affordability remains a significant challenge. “Empty nesters and working professionals make up a significant portion of our renter demographic,” said Nina Knudsen of Royal LePage Sussex. Tightening provincial rental legislation has also caused some landlords to leave the market, impacting rental supply.

The CMHC (Canadian Mortgage & Housing Corporation) reports that the average rent for a two-bedroom unit in Vancouver rose 8.6% in October 2023 from the previous year, with vacancy rates at just 0.9%. Nationally, one-third of Canadians live in rental accommodations, a figure that continues to rise due to persistent affordability challenges in the resale market.
